Setup fees vary depending on the property's current status. If the property already has tenants in place, there's typically a minimal setup fee. Basic maintenance coordination is included in our management fee. We coordinate with vendors, obtain quotes, and oversee work completion. There are no markups on vendor services—you pay the actual vendor cost. For large capital projects, we may charge a project management fee, which will be discussed in advance.

Tenants submit maintenance requests through our online portal 24/7. We categorize requests by urgency and respond accordingly. Emergency issues (like major leaks or no heat) are addressed immediately. Routine maintenance is typically scheduled within 24-48 hours. You're notified of all maintenance activities and can set approval thresholds for expenses.

We work with a network of licensed, insured, and vetted contractors and vendors who provide competitive pricing and quality work. This gives you access to professional services at fair market rates without the overhead of maintaining in-house staff. For larger properties, we can discuss dedicated maintenance personnel if appropriate.

We provide 24/7 emergency response for urgent issues like major water leaks, no heat/AC (in extreme weather), security concerns, or safety hazards. Tenants have access to our emergency line, and we coordinate immediate response from our on-call vendors. We handle the situation and notify you promptly.

You set the approval threshold. Many owners authorize us to approve repairs up to $500 without prior approval for efficiency. Anything above your threshold requires your approval before we proceed (except emergencies threatening property or safety). We always obtain multiple quotes for larger repairs and present them with our recommendation.

We conduct move-in inspections, annual interior inspections, move-out inspections, and periodic exterior inspections. For larger properties, we may inspect more frequently. All inspections are documented with photos and detailed reports, which are shared with you. This helps identify issues early and ensures tenants are maintaining the property properly.

Yes! If you have preferred vendors or contractors, we're happy to coordinate with them. We only require that they're properly licensed, insured, and responsive to maintain quality standards and protect your property. We can also use our vendor network for certain repairs while using your preferred contractors for others.
